We report unpaid move-out balances such as unpaid rent, late fees, damages/repairs, and legal fees. The chances on collecting on debt is much higher when reported to the debtors credit history.
If you don't want to go through the hassle of suing your former tenant to obtain a judgment then this is your best option. We will report the debt to all three credit bureau's
If you have not been able to sue your former tenant because either they have moved out of state or you cannot locate them, we recommend this option.
In California you are limited to file 2 small claim cases for the max amount permitted ($12,500 for individuals and $7,250 for entities) per calendar year. Any small claims filed beyond two are limited to $2,500. If you filed your two suits and you have former tenants that left owing much more than $2,500 then, you might want to consider this option.
If your former tenant is not collectable, taking them to court does not make sense as you will not be able to collect on the judgment. Reporting the debt to the credit bureau's is what you want to do.
We will attempt to levy bank accounts and garnish wages. We will request yearly interest as the court allows and renew judgment when it expires. Judgments cannot be reported to the credit bureau's but you have the option to add our Debt Reporting Service. The balance will appear on the former tenants credit history as a balance in collections not as a court entered judgment.
